Changes to FHA Loan Terms

To protect its loan program, the Federal Housing Administration (FHA) recently announced changes that will be more expensive for buyers.  This is significant for both sellers & buyers be-cause FHA loans presently account for a very high percentage of the loan market (ap-proximately 40%). Buyers may need to buy a cheaper property or wait longer before buying as a result of the anticipated changes as de-scribed below:

Subject to a 60-90 day comment period, buyers with low FICO scores (580 or less) will have to make a down payment of 10%, not the present 3.5%, and the maximum amount of assistance that buyers can ask of sellers will be reduced to 3% of the purchase price. Effective April 5, 2010, the upfront mortgage insurance premium that buyers must pay will be increased 50 basis points to 2.25% of the loan amount.
